Guarantee Title‘s Anna Jackson, Policy Supervisor, and Lindsey Gilbert, VP, exemplified what it means to be a Fraud Shield Agent through their diligence and commitment to doing things the right way.

While reviewing an email chain, their team identified inconsistencies in the seller’s signature compared to the original contract. Upon further review, the phone number provided for the “seller” did not align with known records. Because their office had previously closed on the property, they were able to contact the legitimate owner directly—who confirmed he was not under contract to sell the home.

Recognizing the severity, the matter was escalated to FNTI underwriting and claims counsel, Rustin Khavari, who confirmed the fraud and enabled FNTI to issue an alert.

As an additional safeguard, the agent also received a check related to the transaction and took the extra step to verify it with the issuing bank—confirming it was fraudulent.

Through proactive verification, attention to detail, and decisive action, this team prevented a potentially significant fraud.
